據(jù)CoreLogic的首席經(jīng)濟學(xué)家Selma Hepp表示,今年過高的房貸利率讓有意賣房的人無法脫身,也就導(dǎo)致了目前市場上庫存量緊張,供不應(yīng)求。
據(jù)CoreLogic的房價數(shù)據(jù)顯示,4月獨棟住宅的價格同比上漲2%,環(huán)比上漲1.2%。此外,預(yù)計今年全美房價將增長4%,但并非所有市場都會是一樣的情況,甚至可能會出現(xiàn)“兩極分化”的局面。
在疫情初期,部分市場的價格在迅速升值,而有些市場則出現(xiàn)了兩位數(shù)的下跌。比如,大家更喜歡從昂貴的西海岸和大都市搬向更實惠的地區(qū)。
“從長期來看,房價一般都會恢復(fù)到收入增長的速度。當(dāng)某個地方的房價漲幅超過了收入的漲幅,它就會在某個時間點進行調(diào)整。因為如果大家都買不起房了,那么銷量就會下跌,房價也會隨之下降”。
